Read the pilot chronologically

Dubai Land Department announced its real estate tokenisation pilot on 19 March 2025. Its May launch announcement for Prypco Mint described a pilot open to UAE ID holders, starting at AED 2,000 and transacting in dirhams rather than cryptocurrencies. Those are historical launch conditions, not a claim about every product available today. On 19 February 2026, VARA said the first phase had completed and the project had entered controlled testing and evaluation, including secondary-market mechanisms. That later notice is essential context when a sales pitch relies only on the original launch.

Approval and liquidity answer different questions

VARA’s notice cautioned against unapproved participation claims and directed readers to verify regulatory standing. It did not promise that every holder could sell immediately. A token may technically support transfer while the investment has eligibility conditions, trading windows or a limited number of buyers. These are separate layers of analysis. Confirm the entity and product permissions first, then examine the actual ownership documents and exit mechanism. Neither a token appearing in a wallet nor an attractive rendering of a building establishes a reliable sale price.

A practical property file

For an illustrative investment, build a file that answers four questions in ordinary language. What right does the token represent? Who receives rent and deducts expenses? Who decides on major repairs or a sale of the property? How does a holder exit before that sale? Seek the governing documents rather than treating marketing terms as contractual answers. This is our due-diligence framework, not a description of one platform’s current terms.

The economics should be reconstructed from gross rent down to cash received. Management charges, maintenance, vacancy and transaction costs can change the result even if the building’s advertised yield looks appealing. Ask which figures are historical, forecast or merely indicative. Likewise, distinguish a displayed token valuation from a firm purchase offer. An indicative price multiplied by the number of tokens is not evidence that a holder could liquidate the position at that price.

What deserves attention next

The useful milestones are documented changes to permitted distribution, ownership administration and executable secondary trading. They are more informative than announcing another token issuance without explaining how investors can use or exit it. Do not assume February’s controlled phase has expanded unless a later authoritative notice confirms the relevant change. This article reviews the cited announcements as of 5 November 2026 and does not certify any current offer. Tokenisation can improve recordkeeping and access, but the property’s cash flows, costs and enforceable rights remain the substance of the investment.
